*DAMAGE/RESERVATION DEPOSIT: A $300.00 security deposit is required at time of booking to hold your reservation.  We cannot guarantee or block the dates on the availability calendar until your security deposit is received.

Your deposit will be refunded within 7 days after your stay, provided there are no damages to the property and no policy violations.

                                    PAYMENT AND CANCELLATION POLICY

                                                             

 PAYMENT - An advance payment equal to 50% of the rental rate is required
90 days before arrival. The advance payment will be applied toward the house
rent.  Please make payments in the form of traveler's checks, major credit card, Paypal (no charge), or personal checks payable to Michael Johnson. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date.

CANCELLATIONS AND REFUNDS-  Cancellations that are made 91+ days prior to the arrival date will incur no penalty, except for the loss of the security deposit.  Cancellations that are made 61 to 90 days prior to the arrival date, will incur a penalty of 25% of pre-paid rental fees, plus the entire security deposit.   Cancellations that are made 31 to 60 days prior to the arrival date, will incur a penalty of 50% of pre-paid rental fees, plus the entire security deposit.  Cancellations that are made 0 to 30 days prior to the arrival date, will incur a 100% penalty of pre-paid rental fees, plus the entire security deposit.  Early departure does not warrant any refund of rent or deposit.
