RULES AND REGULATIONS for Plum Street house rental

1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST. Early Check-ins with permission only. Call owner in advance of arrival for entry.

2. This is a
NON SMOKING house (except outside, with proper ashtrays, in designated areas.)

3.
Consult with owners regarding pets. All pets must be approved.

4.
We will not rent to minors and any minors staying at the house must be accompanied by an adult guardian or parent.

5.
DAMAGE/RESERVATION DEPOSIT- A $300.00 deposit is required at time of booking to hold your reservation.  We cannot guarantee or block the dates on the availability calendar until your security deposit is received. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met.

a. No damage is done to the house or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish and discards are placed in provided trash cans, and soiled
dishes are placed in the dishwasher and cleaned.
d. House is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-in or late check-out (unless approved.)
h. All vehicles are removed.
i. The renter is not evicted by the owner (or representative of the owner),
the local law enforcement, or the security company employed by owner.

6.  PAYMENT - An advance payment equal to 50% of the rental rate is required 90 days before arrival. The advance payment will be applied toward the house rent.  Please make payments in the form of traveler's checks, major credit card, Paypal (no charge), or personal checks payable to Michael Johnson. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date.

7. CANCELLATIONS AND REFUNDS-  Cancellations that are made 91+ days prior to the arrival date will incur no penalty, except for the loss of the security deposit.  Cancellations that are made 61 to 90 days prior to the arrival date, will incur a penalty of 25% of pre-paid rental fees, plus the entire security deposit.   Cancellations that are made 31 to 60 days prior to the arrival date, will incur a penalty of 50% of pre-paid rental fees, plus the entire security deposit.  Cancellations that are made 0 to 30 days prior to the arrival date, will incur a 100% penalty of pre-paid rental fees, plus the entire security deposit.  Early departure does not warrant any refund of rent or deposit.


8.
MAXIMUM OCCUPANCY- The maximum number of guests is limited to four (4) persons, unless owner agrees to additional persons.  This property requires a two night minimum stay.

9. Longer minimum stays may be required during holiday periods, at owner’s discretion.

10. OPTIONAL FEES – At time of check in, owners will take a credit card imprint (or write down numbers) for incidental charges (pay-per-view movies or golf club rentals, etc.)

 11. NO DAILY MAID SERVICE - While linens and bath towels are included in the house, daily maid service is not included.  We suggest you bring beach towels.  We do not permit towels or linens to be taken from the house.

12. RATE CHANGES - We'll notify you of any rate changes.

13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

14. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

15. PARKING - Parking is permitted by renter in designated areas only. Additional vehicle parking (RV’s, trailers, horse trailers, etc.)  need to be approved in advance of stay by owner.

16. HURRICANE OR STORM POLICY - No refunds will be given unless:
a. The National Weather Service orders mandatory evacuation in a "Tropical
Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical
Storm/Hurricane Warning" area of residence of a vacationing guest.


The day that the National Weather Service orders a mandatory evacuation
order in a "Tropical Storm/Hurricane Warning," area, we will refund:
    a. Any unused portion of rent from a guest currently registered,
    b. Any unused portion of rent from a guest that is scheduled to arrive, and
    wants to shorten their stay, to come in after the Hurricane Warning is
    lifted; and
    c. Any advance rents collected or deposited for a reservation that is
    scheduled to arrive during the "Hurricane Warning" period.

17.
This house is privately owned; and the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss or theft of personal belongings or valuables of the guest(s).   By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.  Should a guest of the renter be injured, the renter will indemnify the owners for any and all costs. 

18.  Septic and Well.  Renters agree not to dispose of any feminine hygiene or foreign objects into the septic system via the toilet or sink(s).  Violators may be subject to repair charges.  Use no more than one washer load per day, due to septic system size limitations.

19.  Optional Wireless High Speed Internet.  This service comes at the added cost of $75. per month (one month minimum.)  You are limited to 1 GB of high speed broadband downloading per week.  Please, no continuous "gaming" or movie downloads.  Anything more will incur charges and fees of $0.25 per mb.  The average user will not run into additional fees.

20.  Telephone service is not provided at the house.  Please bring your cell phone with you. 

21.  Please do not upgrade TV service by yourself.  You will be billed for any
      service upgrades or pay-per-view movies.
